FAQ

Rental minimum standards (Victoria) inspections in Point Cook: common questions

Which standards does a Point Cook rental have to meet?

All 15 in Schedule 4 of the Residential Tenancies Regulations 2021: locks, windows, window coverings, window covering anchors, mould and damp, ventilation, structural soundness, bathrooms, toilets, kitchen, laundry, heating, lighting, electrical safety and vermin proof bins. They apply to houses, townhouses and units alike.

Can I list my Point Cook property while repairs are still under way?

No. Since 25 November 2025 the rental provider must make sure the property meets every standard before it is advertised or offered for rent, and it must still comply on the day the renter moves in. The standards apply to rental agreements entered into on or after 29 March 2021.

What is not part of a rental minimum standards inspection?

We do not certify electrical safety, carry out the two-yearly gas and electrical safety checks or the yearly smoke alarm check; those are for a licensed electrician or gasfitter. Heaters, stovetops and other appliances are recorded as present, not operated or tested. We do not test for asbestos or identify mould species, inspect for timber pests, open up walls or floors, or assess rooming houses, which have their own standards. Areas we cannot reach are listed in the report.

Will you sign off the switchboard?

No, that is for a licensed electrician. The electrical safety standard requires a switchboard with modern circuit breakers and safety switches, and only an electrician can certify that. We photograph the switchboard and record what is fitted, so you have an idea of what the electrician is likely to find.

What does a rental standards inspection cost in Point Cook?

The price depends on the size of the property and how many rooms there are to check. Enter your details in the quote form and you will see the price for your Point Cook address before you book.

How soon can you inspect, and when is the report ready?

We can usually book the inspection within a few days, and the report is delivered within 24 hours of the inspection. Many owners book the day the outgoing renter returns the keys.

What happens if the property fails one or two standards?

The report shows which standards were not met, with a photo and a plain fix for each. Once the work is done you can book a follow-up visit for written confirmation before listing. If a renter moves into a property that does not comply, they can ask for it to be fixed as an urgent repair, and Consumer Affairs Victoria's Renting Taskforce can take enforcement action.

Can the condition report stand in for this inspection?

No. The condition report records what the property looks like at the start of a tenancy, for the bond. The standards inspection answers a different question: can the property legally be rented yet? Do the inspection, fix the list, then fill in the condition report.

Do townhouses and units in Point Cook need all 15 standards?

Yes. Apartments get one narrow concession on the type of heater, where owners corporation rules or cost make an energy efficient heater unreasonable, provided a fixed heater is installed and the renter is told before signing. Every other standard applies in full.

Which areas around Point Cook do you cover?

Point Cook 3030 and the neighbouring suburbs, including Williams Landing, Sanctuary Lakes, Truganina, Laverton, Werribee and Hoppers Crossing. The inspection is carried out by a registered building practitioner.
